A failed tank tonight: what to do before the plumber is on the way
Close the cold water valve above the heater and switch the breaker or gas control to off. If the tank is still leaking, open a hot tap on a lower floor to let the pressure drop, and set a bucket or shop vacuum at the base. Move boxes, laundry and anything electrical off the floor.
Take two photos for us, one of the data plate and one of the whole heater with its pipes. They tell us the fuel, the size and the vent type before we load the truck. A gas smell changes everything. Leave on foot, then call South Jersey Gas at 1-800-582-7060 or 911 first.
How a same-day swap actually unfolds
Most tank swaps follow the same order of work, and knowing it helps you plan the afternoon. We cannot promise how long a given job takes, because access and venting vary. Same-day appointments are available when the schedule allows, and the emergency line is staffed around the clock for tanks that are already leaking.
| Stage | What happens | What you do |
|---|---|---|
| Walk-through | We confirm fuel type, size, venting and shutoffs | Show us the heater and the main water valve |
| Price | You get a clear price before work starts | Approve it or ask questions |
| Drain and disconnect | Tank is drained, pipes, gas or power are disconnected | Keep pets and kids clear |
| Haul out | Old tank is carried out and removed | Clear the path and hold any elevator or parking spot |
| Set and connect | New unit is set, plumbed, vented and wired or gas-connected | Nothing |
| Test | We refill, purge air, check leaks, vent draft and temperature | Run a hot tap and confirm |
Is it really time to replace the tank?
Water coming out of the tank body or its seam means the steel has failed, and no repair will hold. Other signs are repeated part failures, rust-colored hot water with a clear cold line, and a heater whose date code puts it past the age the manufacturer expects. If a single part failed, see water heater repair first.
We do not push replacement when a part fixes the problem. If it is a close call, we tell you what the cheaper repair buys and what the next failure might cost. That is your decision, with the numbers in front of you.
Picking the right size and type
Size follows how many people shower at once and how many fixtures run together. A tank that was too small for the household the first time will be too small again, so mention if your family has grown. A bigger tank also needs more floor space and sometimes a larger vent.
Like-for-like or upgrade
Same-type tank
Fastest swap. Same fuel, same location, usually the same connections.
High-efficiency tank
Better insulation or a power vent. May need new venting or an outlet.
Heat pump hybrid
Electric unit that pulls heat from the air. Needs room clearance and a drain, and we discuss it as an option.
Tankless
Smaller wall unit with a bigger gas line and vent. A planned project, covered on the tankless water heater page.

In a multi-story building the work depends on the building as much as the heater. Ask your property manager about elevator reservations, parking for a work van, and any rule about shutting water to the riser. A heater in an interior closet may need to be carried around a corner, and we flag that in the walk-through.
If the tank has flooded a unit below you, call your property manager at once. They may need to shut off the riser or inspect the ceiling below. We do not assess structural or mold damage. Insurers and restoration firms handle those parts.
What a good replacement quote lists
- Unit brand, capacity and fuel type, plus the model number.
- New connectors, shutoff valve, drain pan and relief valve discharge pipe.
- Expansion tank, if your system needs one.
- Venting changes for gas units, or electrical changes for electric ones.
- Haul-away of the old tank.
- Permit handling, if your local construction office asks for one. Rules vary by job.
If you are weighing a new location or fuel switch, see water heater installation for planned-project details. A clean swap in the same place is the quickest.
What affects the cost of a water heater replacement
Tank size and type
A larger tank, a high-efficiency model or a heat pump hybrid costs more than a standard tank.
Venting or electrical changes
A gas unit with worn venting or an electric one needing a new circuit adds work.
Access and haul-out
Stairs, narrow doors and a long carry increase labor time.
Code-related parts
Expansion tanks, drain pans and relief valve piping depend on your setup.
After-hours work
Ask whether a night or weekend swap changes the figure, and confirm it before work starts.
A tank that just burst may be handled differently from one that simply wore out. Ask your insurer before you file.

Questions about water heater replacement in Atlantic City
Yes. The emergency line runs 24/7, and a failed tank is exactly the kind of call we want at any hour. We confirm the fuel, size and vent type by phone, then set the swap. Same-day appointments are available when the schedule allows.
Almost never. A second heater adds cost and a new failure point, and an old tank holds sediment and rust. If the tank is leaking it must come out. We remove and haul the old unit as part of the swap.
Match the size to peak use, meaning how many showers, dishwashers and washing machines run together. Count your household and tell us at the walk-through. A bigger tank needs more floor room and sometimes bigger venting. We explain the tradeoff in plain numbers.
Often yes, with limits. A heat pump unit needs room clearance, air flow, a drain, and a suitable electrical circuit. We do not make claims about rebates or incentives. We can explain the switch, but a plumbing installation can add steps compared with a like-for-like tank.
Permit rules vary by job, so ask your local construction office, or ask us what the job involves and we will tell you what to ask. New Jersey's Uniform Construction Code governs plumbing work and the local construction official enforces it.
Yes. We serve Atlantic City and nearby towns, including Egg Harbor Township. Tell us your address on the call and we tell you whether same-day service is available that day.
